Change of Scenery

On the Sussex/Warren border my whole life and I'm a neo-redneck. As far as social/culinary activity...none. We are leading the coming total economic collapse up here. Don't look farther than exit19 on 80, Byram on 206 or Sparta on 15. I love it up here and we're depopulating at a decent rate so please don't mess that up😀
What's up with the depopulation thing? Are there some hidden issues? Meth labs moving in, maybe?

This gem is the last house deer park road near the 1st lot. You literally could knock a trail out your back yard and hit white trail. Then triple Parkers everyday.

Dat's a sweet crib. With 17 acres I would never have to meet the neighbors. Way too soon to talk about price, but probably less than that, probably under 400 . The price history on Zillow shows that it was first listed at $850k in 2011 and has been reduced multiple times since then. Crazy.

By sheer coincidence, I'm seeing an ad at the bottom of this page for a Mercedes Sprinter based Airstream. I'm thinking maybe I should buy a POS house and a nice RV for some bigger road trips after I get sick of Mooch, Jungle, etc.

Lakefront homes in Hopatcong, around $20,000 for property taxes. Not on lake, substantially less taxes.

I'm in Byram. Nice place in this general area. Byram and the surrounding towns are on the edge of Sussex county so quiet but IMO not too redneck. No meth labs (as far as I know) My taxes are around $6200 on 3/4acre 3br 1.5 bath. I can hit Allamuchy, KVSP, Stephens without getting in a car. DP too if I'm feeling energetic about riding there. Sussex Rail trail cuts through here too. Road riding is pretty cool too as there are a lot of road options with traffic that is pretty mild. I've been here since 2004. You can't really pay attention to the 2007 values too much....that was the height of the real estate bubble just before it burst.

The trend is moving towards a euro model. City center, close high density suburbs then just ag and countryside. Everything possible is being implemented to make people choose to move back in to the "post war" suburbs. There will never be water/sewer here and fiber optic isn't going much farther. If you wants woods and farms come on up it's paradise

not just baiting here, you seem to be well vested in the area, and would like your perspective on how it has had an impact.

somewhat relevant to the OP because it greatly affects land values and how the landscape may look in the future.

I just moved to the southern section of Denville last year. Great central location for mtb and close proximity to some really nice road riding as well. Within ten minutes of me I also have Morristown, Denville, Roxbury, Morris Plains for a variety of good places to eat. It's not too shabby, and I went from a tenth of an acre to a full acre with the same taxes.
 
I'd imagine that most places that are out in the woods a bit have wells and septic. True? What's the water situation currently? I drove past the Wanaque Reservoir a few times this year and it looked alarmingly low.

I'm in Mt. Olive Twp. and have septic and well water. Well water tastes amazing - and of course has no chlorine taste!
 
Readington looked really cool when I stopped by @davidcarson48 . Quaint, country feel but still close enough to urban crap. CR 10 min away, north parks 1/2 hr ish. BTW, Mrs MMuller is the best realtor I sleep with. Keep in mind if you need.
