Need Roofer in the Ringwood area (new roofs).

My house insurance really throw me a hard ball on this one, first asked me to remove moss and algae from the roofs (house and garage) and send them updated pictures, when I sent the pictures they said they wanted more pictures and when I complained that I did send them already they claimed their expert deemed we need new roofs on both the garage and house. If they told me that in the first place I would have spared myself of 3 weekends worth of climbing on top of the roof and scraping with a soft brush under the sun and the rain.

So I am on the market for a MTB friendly Roofer, any suggestion is welcome but I would really appreciate good ones😉

@MadisonDan ...

Did the insurance company give you any explanation on why exactly the roof "needs" to be replaced? Moss and algae growth are typically caused by conditions surrounding the roof area (exposure, trees, etc.) And don't necessarily mean it NEEDS to be replaced.

I’ll find the name of the guy that did our roof. He’s a small local outfit and responsive.

The roof is old and worn out, I was hoping to get a few more years out of it because plans to build up the top of the house would not justify spending the money for a new, but those plans I've gone to s&*t anyway for a number of reasons I may as well get a new roof. I don't necessarily dispute the insurance request, but since theyhad someone on the roof and taking pictures not long ago they could have just spared me the work and get to the point.

too easy... but.. I'll need a roofer to install two vents in our roof, one for dryer, one for bathroom exhaust..

That would be best. Is he also affordable?

Unless you're planning to sell your roof soon...I noticed the color is not an exact match to the siding...I'm sure it would be in mint condition!

His pricing is very competitive but just to be sure get a couple of quotes.

Siding is in severe need of attention.

https://www.aboveandbeyondcontracting.net/ not only great friend of mine, does an amazing job.

Interesting….my insurance company demanded I get a new roof some years ago or they would drop me. I was initially pretty pissed but figured I would get it done as it needed to be changed. Once the work started I saw how bad it was and needed almost half the plywood changed, the roofer was amazed that I had no leaks. Now I have a beautiful roof and the rest of the house looks like shit.

Right now that would be just what I need Frank! Rationally, it's very likely though, and also the reason why I am trying to get this done as soon as possible, in case unexpected issues were to be discovered.

I guess a good roof would be a good start anyway...the house already look like shit even with a bad roof!

Ok, does anyone have experience with "Modern Exteriors"? They came for an inspection and of course did the whole dog and pony show about why I need a new roof (holes, cat eyes, granual loss, black mold, etc.) It's 10 years old so wasn't planning on this for a while but house flipper we bought from did use the cheapest crap available. Their quote seemed very high at almost 30k. Of course I'm gonna get competitors in here so recommendations welcome too. I'm in Madison.

Sorry, I don't have anything to offer to your inquiry, but your bringing this thread to the top made me realize that I never followed up on it...as @Frank 's my roof too ended up needing most of the plywood replaced, it was covered in mold and rotten to hell, then the construction inspector happened to pass by while they were replacing the plywood and tore a new one to the contractor as he demanded they got a permit for that...at least the insurance took care of the plywood, which in the post COVID era is not chump change!

@mattybfat - is it Alte Roofing ???
my mind is in retirement mode.

@gmb3 - why were they there?
you need a new furnace too. but that is a different discussion.
oh, and gutters too.
windows.
doors.
the yard should be regraded.

and not kidding on this one - check the radon levels in your basement and water (if you have a well)

I’ve used Wagner Roofing in Hunterdon and Warren County - (908) 788-6055. Don’t see why they wouldn’t come your way. Estimator is Mark, really good guy.

They were "in the area" and called me for a free inspection bc they knew my roof is 10. Yes, this is why I'm skeptical of them but they did show me stuff that was concerning. Not sure i believe the black mold part. Is there a test for that?
Furnace guts already replaced a few years ago. No well, no radon. Yes, Ned Stevens keeps telling me my gutters are not pitched right when they come clean them out.
