At the meeting, even the affordable housing consultant for the Wall Planning Board was not sure the shape of the usable land. Outside the previously existing Allaire property (NJDEP), and the new farm purchase (NJDEP), the Brisbane Property (NJ Dept of Treasury) has a protected waterway, lake and wetlands.According to Wall twp tax data, the entire Brisbane site is 356 acres. The area of that is clearly defined on maps and comprises the trails we all ride on. The portion slated for development is only 155 acres and is said to be only the former facility grounds. Can anyone find a map of that 155 acre sub-plot within the greater 356 acre blob? It would help determine if how much, if any, of the trail system were impacted.
The most common restrictions are wetlands, “100 year” flood zone, and proximity to C1 (and maybe C2) waterways. This is the second time in this thread that you have either been flat out incorrect or basing your feelings on incorrect assumptions.Not to put it out there, but people with multiple houses are also a major part of the problem. 1 person owning multiple homes means they have to build another house/houses somewhere. Most of these folks have one foot in the grave so maybe in a decade some of the housing boom will level out?

People inherit homes from retired parents, thus there is no new building. Also, there are things called existing homes that are purchased and improved with the goal of retiring to a new location later in life. There was a major foreclosure problem in Arizona years ago, and the home we acquired was in disrepair. The neighbors were thrilled when we spruced it up and made it a nice property. And we expect to be around about 50 years past when we acquired our second home, so you whiffed on all three. To further disambiguate the situation- in a place like Sedona, second home owners consume less resources such as water than full time residents. The home we own is solar powered, does not have gas hookups, basically an environmentally friendly home that has no net impact on city resources, while paying full taxes to the city and county. Many part-time residents volunteer for local organizations, including trail rescue an maintenance. Some people prefer to find the positives in aspects of life rather than the negatives.
