Nice hotel.. I’m staying at the El Coronado. Been staying here since I was 3 years old. They stay at port royal next to the park where they do the free concerts.

Fair enough... every year I come down I always say I’m going to invest a house but never do. Maybe one year I’ll grow some and buy something. It's not bad. I just don't see the draw to wildwood every year. One year or two sure, but They have been going for as long as my wife has remembered. I'd rather go see new places every year

To use as air bnb.. I know few peoples that do that in Cape May and they make bank.don't do it - as soon as you do, it isn't vacation anymore. Invest the money to pay for the vacation instead.

fair warning delivered. it won't be worth it unless you live there too.
not sure what the market in cape may /wildwood area is like, but i have a friend who is doing just this with 3 properties in NH(ok 1 right now, while he fixes up the other 2) and he is covering the mortgage, taxes, HOI, and property management costs, and all repairs/upkeep with airbnb and vrbo rentals. These properties are his retirement plan, rent them out to cover the cost of purchase and ownership, they appreciate in value and he sells them for more than he 'paid', except he got renters to pay for them. 'Free' (ok not really) retirement account.
I'd worry if my retirement was based solely on real estate appreciation. Fine in combination with other investments. Also a lot of work and maintenance eats into returns.
