Need Roofer in the Ringwood area (new roofs).

They were "in the area" and called me for a free inspection bc they knew my roof is 10.
The Renewal windows employed jargon. Follow up by a trusted tradesman don't buy into the "Free" because nothing's free. Could be gypsy roofing/contracting company disguised as home inspection.
No roof should need to replaced at 10 years old!
 
We used Alte for our roof a few years ago. Good people and easy to deal with. I’m not going to say they were the best ever because it’s not like we get a roof every other year. I just followed Pat & Matty’s suggestion because those guys have more experience & data to base a decision.
 
I have heard good things about Alte in the Somerset County area, but never actually used them.
We just had our roof replaced by George Keller & Sons and was very happy with the quality of work & price. They were selected because of their status as one of GAF's top contractors in the area. My recommendation is to make sure you get a qualified contractor, especially if you are paying all that money.

Take a look at GAF contractor locator as you can use it to verify contractor level which is directly tied to past workmanship.

Popped nails?
they replaced them and put a sealer over the new & old penetration

Rotted boots on vents?
The rubber part is replaceable, or can be covered with a cap.

Dark areas?
It isn't mold, it is dirt.
If it is green and growing, it is moss (growing in the dirt)

Curling of the shingles in a woven valley?
Yeah, they'll do that.

Missing shingle(s)?
Replace them

If you want to change the look of the house, go for it.
Architectural shingles are a great way to make it stand out - cool colors and texture.
When they pull the old shingles, they can address underlying issues (incorrect gaps, prior leaks, venting, flashing)

Roofer friend retired around pandemic time. He did a bunch of big high end jobs, specializing in those fancy copper roofs and specialty work. Spoke with him recently about the spike in all contracting jobs. He was stunned talking to a friend still in the biz, when the guy said "You retired too early. We can charge ANYTHING and people are paying!" He told him what they were now charging for the same job as a few years early and was angry, not that he retired but at the level of consumer ripoff that was now going on. Beware.

Thank you all. I know to be skeptical. I hate dealing with contractors. Mold they claimed/showed me was inside the attic due to moisture in there caused by bad roof (according to them). These guys are supposedly a top tier GAF group but i haven't had time to start researching anything yet. I definitely live in a town where contractors salivate - even though my 3bedroom is nothing special. Also got 20-30k quotes on a retaining wall i need replaced last year and i've been dragging my feet on. Did i mention i hate dealing with contractors?

It isn't the bad roof, it is a venting issue that gets those dark spots. Probably around the nails?

Attic has vents on either side, but i don't have a fan. Dark spots around nails, yes, have those. The "black mold" he showed me was on the beams, not around the nails.

Good suggestion about High Tech - didnt think of them for the wall

Wagner replaced our roof in 2024 preparing for sale. They (and a competitor) quoted $6k less than the same quote five years prior.

Beware the "Storm Chaser" roofing companies that will canvas an area looking for insurance jobs (usually after a wind/hail storm). I had 1 pop by last year after a "hail" event and they got my elderly next door neighbor on that one. I humored them to see what it would cost and was aghast at the nearly 30K quote and the square count excessively large. Its not that they dont necessarily do good work, but they are very overpriced due to the way the business is structured (salesguy making commission, company making a cut, purchasing the materials, then subbing out to actual roofers who also need to get paid).

This year, after needing to get the roof done due to age and a leak, I had spoke to 2 local, long standing roofing contractors who came in 16-17K in comparison. Huge difference!

Also, from the research i had done, in terms of quality Certainteed > Owens corning > GAF. But this also depends on the product tier you choose. GAF must have the highest profit margins because most run of the mill contractors seem to want to use that. Better contractors will offer the other brands sometimes with a slight $ premium. BTW, the GAF ridge vent is straight trash!
 
I'll have to circle back on this as the huge amount of snow melting on the roof seems to cause leaking issues. So far the expert (wife) has determined it's the new roof vents installed with the new roof...so far I only have a verbal description that did not match any element of said roof that I could remember as of this morning when I left for work, but as I often remind everybody english is not my first language...

Apparently you need a new bike.
That's what I have, wife things snow melting down got through the top vents and is now dripping from the soffit vents.

I'm already 2 bikes behind with my bike purchase disclosure statement, the optimal solution in not viable at the moment.

I dropped a few hints there maybe something cooking, may have to go with the same color as they both have a match (one is the same bike, newer model and same color, the other one is a gravel and the color match is a HT MTB so a little bit of a stretch).

I will second George J Keller & sons for the above reasons.

Back to the original topic...Ice Damming FTW, or more likely FML! Tried to get the roofer to have a look, said 2 hours and I'm still waiting.

I removed the soffit from the little roof section on top of the front door, had an instant shower of icy water as soon as I lowered the plywood and punched through the ice. Turns out snow seeped on top of the soffit since it started melting, froze back into a 1" thick sheet of ice and from there started seeping on top of the door frame, which froze shut...soffit removed, ice removed, water is now leaking on the landing and not on the door frame., tomorrow ai may not be able to open the storm door again.

Sounds costly...
