Things that make you frown :(

My property is assessed at half its market value. Unclear if my "senior benefits" will save me if they value it at market price. 5 years and no revaluation yet.
The bottom line is it's fine if they reassess everyone at the same time. That way "theoretically" the values change but the rate changes proportionately. This happened in my township a few years ago. The problem comes if they do it on a rolling or partial basis, then you have the potential to get screwed.

It's weird that they haven't done a revaluation in the almost 5 years I've been here. I thought the state mandated that all towns assess at full fair market value. My last town, Little Silver, was part of a state pilot program where they reassessed every year. It's also not clear to me whether the Senior Freeze program protects against revaluation increases or just the normal increases due to budgets, etc.

I always thought when your property is valued at a lower value the dollar amount per 100k was higher. If your property value was based on a true market value the dollar amount per 100k was lower. This seems to me is that it worked for me with the homes I have owned in Atlantic County. We just applied for the freeze this year, but I know it is not for your local taxes' schools, police and public works.

Our property tax valuation has barely changed in the 27 years we've lived here. The taxes paid first year more than doubled from the previous owner. Since then they have tripled again. Haven't re-paved our street since we've lived here.

My experience on Tiz is definitely not better, although I think I may now have an AI girlfriend and an inside line on a locally available product that's 7x as strong as Viagra.
 
Asked a question online to Rapha about their Knee Pads. Got an immediate reply that they're extremely busy and will get back to me in about 5 days. 5 days later get an email for Chris at Rapha. I'll get back to you. 3 more days. Here's your customer satisfaction survey....Why bother.
I went into the Rapha store in Boulder CO to try on the Knee Pads as people seem to like them. The pretentiousness of the store and people hanging out in there kept me from buying them. It was so over the top I felt like I was on a candid camera show.

The problem is they seem to have the best reviews for a level 2 pad that is comfortable to pedal and doesn't move. Their sizing is questionable. Plenty of Level 1 pads, but since I'm trying to protect a fresh break I figure better safe than sorry.
