How the hell are we supposed to retire?

How does that happen? Our line has clogged many times not being there fulltime. Auto shutoff always kicks in - one higher, one in the pan.
I just bought a new AC because I didn't realize that the drain is a maintenance item and I didn't have an auto-shutoff (never heard of it until the HVAC tech pointed out that I was missing one...). Overflowed and got the control board wet. A thorough hosing with electric contact cleaner got it working again but only briefly. Nothing a lot of money couldn't cure...

We've never had a drain line clog in NJ - and we never had regular maintenance. I think it's primarily a FL issue where AC runs all year and lines get strange slime molds growing in them. Also house is a slab/no basement so drain line goes down from the AC unit into the slab and then back up outside the house.

Drain line of basement crawl space unit clogged once, drains into the sump. A spider decided to build a web around the outlet which was enough to cause all the gunk to clog it and back up the pvc pipe all the way back to the unit. It's pretty much a horizontal line across the floor to the sump, so not much pressure to get by the web. Found a stream flowing across the floor to the lower basement sump.

Once a year I go in with the shop vac hose and put some suction on the drain line of the lower unit. The attic unit drains to the same sump and has 3 floors of travel. Stick the hose on that too since I'm there.
 
interesting question! the golf course is not owned by the HOA (it used to be) - the grass off the course - near side - will survive, so it is just cleaning-up the crap that was left behind.
They'll do it over a few week period. They have catastrophic insurance - but when hugo (?) came through and tore the roof off the carports, it was a special assessment. Same when one of the flat roofs took a hit. I'm not sure why they don't have a capital fund???

we've insured the inside of the condo, and contents. the condensate drain backed-up one time and took out all the rugs and some furniture.
insurance came through on that.
Flood and hurricane insurance is different in NJ. Do you pay for a separate hurricane insurance?
 
Too far, if more than 2 hrs, I'd not likely use it much when not rented. Been looking on the Hudson but prices there as in any waterfront property is well inflated.

Absolutely. I'm selling lk George cause a short weekend is impossible.

We never had a problem until my wife decided that the permissible temp of the interior of our house has a +-1 degree range so we run the thing all the time. 🙂

I would suggest that the VTSAX, which encompasses the NASDAQ, is a better choice than the S&P 500.

Looks like VFIAX (sp500) did better over the last 10,
VTSAX (total stock market US) did better over the last 20.
Damn close.

VWEAX is a bond fund investing in corporate paper. A similar fund would be MHCAX
These yield 4% or better - and pay monthly. Think "income"

comparison tools are available - which help create a picture of performance.
I happen to use vanguard, alternately finance.yahoo.com works too.

 
VTSAX is a good recommendation for set it and forget it. QQQ or SPY if you want to hedge or trade around your position with options. Something like a collar or covered call.
