How are you getting pushed aside? In general you need to talk w/ a mortgage person to see what kind of approval you can get, then talk to a Realtor. Many Realtors want you to have a pre-approval before you go out so you can put in an offer on something.

We are already pre-approved from Wells Fargo. So we have the paper & know exactly what price we want to spend. I got that worked out way before we spoke to a Realtor. In order to stay here, we needed to know what we could REALLY afford.

I honestly think the reason we're being turned away is our budget. We're not looking at expensive homes, and I think some people see it as a waste of time. Once they hear the budget it's like crickets...

Sorry about the Realtor/house issues. Its a hard process all the way around. I got lucky - met a super nice, patient guy who found us our first house quickly (it was cheating tho since it was a corporate relocation and therefore someone else dealt with the hassle factor, we just had to pick a house fast). When I got divorced and needed to sell the house we used him again, and even though he was senior and usually did larger homes he worked with me to find a coop apartment to buy (waaaaay below his usual price-range/status/commission bar). He gave me the full attention even though my budget was small. So I used him again when we went to buy this recent house - he worked with me for 2 years while I looked at countless houses, changed my budget repeatedly (down not up) and finally found the one I loved.

Takeaway - your realtor should give you time and respect regardless of your budget because that way you may actually come to them again in the future for additional, probably larger transactions! Hang in there...

The number they give you and the number you can really afford are two different things, and only you guys can figure that out. Just make a budget with conservative numbers and don't forget the include property taxes and homeowner's insurance in the mortgage payment!

what is your budget? i had no trouble telling my guy to look for things between 200 and 250 down here in SJ. of course up north it is more expensive =\

he even showed me some stuff in the 170s so i would have a good frame of mind for what my dollar can get me
 
The realtor is useless in finding you a house in this day and age. Everything with a MLS# is on Realtor.com, zillow, etc..... Search the areas your interested in, then TELL the realtor where you want to go. Dont rely on them.

Ive bought and sold enough to learn that no one is watching out for you, except you. Make it happen and run the show. Keep the pimp hand strong!!

Use realtor.com, you can control the search and get a good idea what is being listed and sold real quick. Buy right, it is a great investment.
 
one more tip from my experience, put as much of the closing costs on the seller as possible.

i had him agree to 5k in closing costs, then the mortgage broker i used i told him make sure all my costs are under 4k and used the remaining 1k to buy a point off my mortgage.

your mortgage costs will vary and i advise you to get lots of quotes. most places are a massive rip off.

for the same home i had costs ranging from 4k to 12k .. to close the same deal. disgustingly sick right?

also i would advise against rolling taxes and insurance into your mortgage. makes things a little more hassle but it is much better long run

Hahah awesome. Yea little things like that bother the crap out of me...and I'm a math teacher. Maybe my nature to have things numerically precise has overflown into common misconceptions.
 
"irregardless" makes me cringe.

"pop" is a regional thing and can often be found in the vicinity of chitlins, grits, and country fried steak.
