My realtor went to bat for us a bunch of times. Especially with a septic issue that he almost got into a fight with the seller over. He took it upon himself to tell the guy we were waking unless everything was fixed...(even though it passed inspection). Long story, but there are some good guys out there.
Like Kevin said, The process did suck though, and may when you think you know how much is really going to cost, it's going to cost a lot more.
 
Don't be discouraged jp, just learn from it. Next time call the realtor that morning to touch base with appointment. Also you should have multiple realtors helping you find a house, which you probably already have.

The whole process can me an emotional roller coaster. Find house/get excited. Look at price/get deflated. Find house you like in price range and make an offer/someone else beats you to it...

As Kevin said the good thing is the fact that you don't have to sell a house. Just keep doing your homework to see if you can find the right house for you. in NJ.
 
Wow bummer... Realtors are out for self like Kevin mentioned... If they answer my calls and do wtf I tell them to do, i don't need them to be emotionally invested in our purchase... My realtor wants money and hustles to get it... I like that about him
 
One more house thing - take a look at new PMI rules taking effect in June. If you have to go FHA there are some changes going on that could really affect the monthly payment you'll be dealing with. This is not just a NJ issue - its nation-wide Be sure to ask your realtor about what's going on.

Sometimes it makes me feel like its a sign. Maybe we can't make it work. How come we have to beg someone to sell us a house? I didn't think it worked like this. So we are back to square 0 again. I decided to forget about it until we get back from vacation.

That house is in a great spot. I ride past it a lot. Wood be cool if we were neighbors. Not the same town, but close enuff.
 
Monday ended up being a disaster. We were suppose to go see a house that we wanted to look at with a realtor, the second one we have tried to work with. We have been excited that we could possibly make it work here in New Jersey, and this is the next step. We drive out to the Ringoes area, call this lady 15 minutes before and she has totally forgotten about us.

Pretty bummed out. A whole 1:30 of my life driving that I will never get back.

That definitely sucks, and I know it feels like a 1:30 of your life wasted but consider it "research" time. One of the things to take into consideration when buying a house is what the area the house is in is like, especially at different times of the day. How bad is the traffic? How close are gas stations/food stores? Does the town shut down at sunset or is it NYC and never sleeps?

All these things aren't directly related to the house&budget, but they do greatly impact how happy you will be when you live there.

Case in point, I moved to a somewhat remote town, we have one gas station that closes by 8pm. I often don't get home from work much before that, so you best believe I make sure I get gas before the gas light goes on, cause I don't want to be left on E with a closed gas station!

Also, try not to get discouraged, I looked at countless places in like 6 different towns before I found my current place. And let me tell you it was worth it. I absolutely love where I am and I got a good value on top of it. So keep looking, there is something out there for you if you really want to stay in NJ.
 
Be discouraged. Punch the car, the cat, a pillow, etc. Then forget about it. You need to go through this before you realize that ham tastes better sliced thin.

Maybe the realtor's daughter just checked into rehab. We are water.

Ringoes sucks. I lived close when I was a kid and the only good thing about Ringoes was that I didn't have to go there.

Never get emotionally invested in a house, no matter where you're buying, until you get past the house inspection. At your price range, there's a 75% chance you do the inspection and find out that the walls are filled with the skulls of dead Cambodians or something like that. Too much shit goes wrong to get emotionally attached then have the carpet pulled out like that. Take it as a sign that a) Ringoes sucks (see previous point) b) the ham thing, and c) there's a better house out there.

Remember, the journey of 1000 miles starts by pulling your car through the drive up window of whatever local eatery is on the way to wherever the hell you're going.
 
Trust me son...wait until you have to sign all of the documents at a closing...talk about time you will never get back.

Its an omen, you should be living closer to me anyway.
 
Norm speaks truth been through enough buys, if you dont look at at least 20 houses you did yourself a disservice. Most important when you do find one of interest you need to scope it out at all different times of the day. See how neighbors are and if they have dogs trust me on this we moved from a house we loved but could deal with constant barking dogs.

I know you wont want the commute but house prices around my area are prolly some of the best in the state. Punch in Htown just for the hell of it. What about over the boarder?
 
Dealing with a realtor in buying a house is the only thing worse than dealing w/ car sales people to buy a car.

Don't be discouraged, it definitely sucks at times, but its well worth it!
 
There are two types of realtors, ones that care about your repeat business and ones that don't. The ones that don't, have every reason to get you to buy the most expensive house as fast as possible. The way the system works, the realtor's incentives are not aligned with yours very well, so be weary.... I ended up doing all the research, finding driving directions (this was before the smartphone era) and my realtor just showed up with her kids in the back seat.. I surely would not put up with that now.

Actually, this is advice that will get you terrible experiences with multiple realtors. If you want a good experience, then you need to find ONE good realtor, and work with that one exclusively.

The reason is this: What realtor is willing to show you house after house on Saturday afternoon and weeknights, only to find that you went ahead and purchased a house from another realtor? The answer is that a crappy realtor is willing to do that.

Here is the fact of the matter: A good realtor knows if he/she is good. A good realtor will qualify their buyers/sellers to make sure that they aren’t ‘tire kickers’ and thus a waste of their valuable time. A good realtor will qualify you. They will ask probing questions. They will only show you houses that fit your taste & financial situation.

A Realtor that says, “Yeah, sure. I can take you out to show you houses” is not a Realtor that you want to work with.

A Realtor that asks probing you questions about who, what, where, when, and why, IS a Realtor you want to work with. The more information they gather up front, the better equipped they are to show you houses that will truly work for you.

Here is a little secret: If a Realtor is willing to turn away your business, then that is a Realtor that you want to work with. It’s because they have a thick enough ‘book of business’ that they don’t need to take on new clients. They are sustained by their current relationships, clients, and repeat business. Realtors like that are the good ones, and sometimes they are hard to find.

The reason I know all this is because I’ve worked in real estate for a number of years, and in a number of different capacities. Everything from property management, accounting, investing, flipping, and now as a Realtor (I just got licensed last week). I’ve seen tons of real estate transactions, and know that each and every one is completely different than the previous.

anyways, our realtor met lance's requirements but did not turn us away (I think that would be just dumb in this day and age)

but here is a story, after x months working with him he says "I think I have a house you would be interested in. It's not listed yet." But here is the kicker... "But I'm also representing the seller" lol. The house didn't last a week on the market. When you know it's the one, you know. We scooped it right up and there were 2 other interested parties. I gave them my one and only price lower than listing. Actually, there was a bidding war but I did not budge. Negotiating skills acquired from craigslist. You know what I be. Agree with pervious comment look at many many houses and be patient.

Yeah, if only you had a homie that had a real estate license that could get you in to check these spots out :popcorn:
